    Carter Jonas brings two farms to market

    With a combined value of £9.3 million, two farms have been brought to market by property consultant Carter Jonas.

    Frogmary Green Farm in South Petherton, Somerset, and Ruses Farm, near Saffron Walden, Essex, are diverse enterprises with scope for future investment and development.

    Frogmary Green Farm has a guide price of £4.85 million as a whole but can be split into two lots. The farm has been diversified to include a cafe/restaurant, wedding venue, spa and bridal suite, as well as offices, cold storage and additional buildings which can be let out as commercial ventures.

    The farm itself includes broiler housing for 110,000 birds, a let anaerobic digester, classroom buildings and a shepherd’s hut, with lakes, pasture and woodland totalling around 85 acres. The farmhouse is a three-bed detached property, with three flats also on the property.

    “This unique property offers many diverse opportunities for investment and development,” said Carter Jonas partner Jack Mitchell. “With such a variety of prospects, the total income from the holding falls in the region of £400,000 per annum, with further income from the sale of cold storage space for vegetable storage, renewable heat incentive payments against the biomass boilers, and from the shepherd’s hut.”

    Ruses Farm

    Ruses Farm, and Hempstead Hall Farm, are available as a single lot for £4.45 million or separated into eight lots. It comprises a farmhouse, with opportunities for barn conversions, and 392 acres of Grade 2 arable land and woodland.

    The six principle fields are currently farmed under contract with a traditional arable rotation. It also includes a substantial block of woodland, with sporting rights included in the sale.

    “The arable land provides opportunities for game cover to be drilled, whilst the substantial block of woodland includes two pheasant pens and a container for hosting shoot lunches, making this block of woodland tailor-made for sporting or amenity interests,” said Carter Jonas senior surveyor Jamie Elbourn.
