    Cheffins to take 340 acres of Cambridgeshire farmland to market

    Agricultural auctioneers Cheffins has announced the sale of 340 acres of Grade 2 arable land in Fowlmere, Cambridgeshire. Available as a whole, or in five lots, the land has frontage onto the A505 and is around nine miles south of Cambridge.

    Lot one is 21.52 acres of level arable ground with frontage to Fowlmere Road and is bordered on the western side by Wardington Brook. The second lot is 5.4 acres with frontage to Fowlmere Road.

    The third lot totals 25.82 acres, with frontage to Cambridge Road. This plot of arable land has a high-pressure gas main under the western part, a number of in-field electricity poles and an overhead power cable crossing the ground.

    Lot four is 98.26 acres, with access from Chrishall Road on the eastern side and a northern boundary at the Wardington Bottom open ditch. A Cambridge Water main crosses under the land.

    The largest plot is 188.61 acres, said to be gently undulating and featuring varying soil types. It has road frontage and access on both western and eastern boundaries. The northern boundary adjoins the A505. It’s currently sub-divided into three sections for cropping and has been farmed on a rotation of combinable crops and potatoes. Around 50 acres are let to Greenseeds on a seasonal cropping licence for potatoes.

    The average price per acre is £9,145, with the whole area available for £3.1 million. Basic Payment Scheme rights may be available to purchase but is currently held by the existing tenants and the land is subject to a Development Overage is the case of a change of use.

    Simon Gooderham, who is handling the sale, said: “There has been a shortage of farmland offered to the market in South Cambridgeshire in recent years and we expect this opportunity to generate strong interest from both local farmers and investors. It is well located with good road access and suitable for a range of cropping. We have seen farmland values rise over the past 18 months, driven by a combination of a lack of stock and continued demand from a diverse range of buyers. Despite higher input prices, the outlook for cereals and oilseeds price looks firm with many farmers and producers seeking opportunities to expand their arable enterprises either through new tenancies, contract farming or the purchase of additional land.”
